How long have you been in business?
We have been investing in real estate since 2006, but in 2007, decided to incorporate and grow the business, so that we could help more people.
How do I know you will really make my house payment?
Why wouldn't we make your house payment? That's what we do. If we don't keep our word, we risk hurting our unblemished reputation. Over half of our business comes from word-of-mouth. We know that you will refer us to your family/friends once you see that we do exactly what we say we do. We open a third party account where all the payments go for disbursements to your mortgage company.
I see signs about investors claiming to close in 10 days or 2 weeks. How can you close so quickly? Can you really close in 24 hours like you claim?
Yes! In almost all cases, if you contact us today, we can close tomorrow. Many times, we close the exact same day you contact us. We can do this, because we are professionals. We are the absolute best at what we do.
Are there any hidden fees for me?
There are no fees at all for you. We charge nothing up-front and nothing at all...not ever. We pay all costs associated with the Program, including all closing costs. And there is never a commission to pay when you work with us.
This sounds too good to be true! How do you get paid?
We are going to take over the responsibility for making your payments directly to the lender. We then begin looking through our list of clients to find a Buyer. Sometimes it takes weeks, and sometimes it takes a year or longer. You can bet we want to find a Buyer as soon as possible, because we don't get paid until we find a buyer. But we are very picky about who we sell to, and we will carry the cost until we find the right person. The Buyer will get a new loan and cash your loan out, but in the mean time, we will be making your payment every month ALWAYS on time or early, and we put that in writing!
What if I want to get a loan on a new house?
I'm relocating with my job, and I may want to buy in my new town. We will give the lender documentation to prove that we are now responsible for making your payment. This releases the loan(s) off the debt-to-income ratio of your credit report. You should then qualify for the new loan.
Will the loan(s) be staying in my name?
Yes, until we cash it out, the loan will remain in your name and on your credit report. You will be getting credit for making your payment on-time without having to actually pay anything. The timely payments will be reflected on your credit report.
What kind of houses do you prefer?
We prefer pretty houses in nice neighborhoods, because they sell quicker. We also prefer 3 bedroom/2 baths or larger. But we will look at anything and try to make it fit in the Program.
Is there a lot of paperwork involved?
No! Just a few simple pages of Agreements. The whole process takes less than an hour. It's quick, effortless, and painless!
Who will pay my taxes and insurance?
We will. But we will also get those deductions. The person making the payments are entitled to the deductions for taxes, insurance, and interest.
What if I am behind in payments?
We will look at each deal on its own merits. If you can now afford to make your payment and want to keep the house, we can work with your lender and restructure your loan for you. There is a small charge for that service. If you want out from under those payments completely, we can put you in the above Program (but you have to move).
What if I have no equity?
No equity, no problem! We can even help you if you owe more than the house is worth!
What if it needs repairs?
We will look at all houses and try our best to work out a solution for you.
I have a lot of equity. I don't want to lose all of that money. How will this affect the chances of being approved for your Program?
We can agree to pay you your equity, but you will have to wait until the property resells to get that money.
Will your program work with condos?
Yes! We will need to know what the association fees are, so we can structure the deal properly.
